Property for sale in Slovakia
The prices of properties for sale in Slovakia have increased by about 10% in the last year. According to real estate experts, it could be a new real estate bubble ten years after the last crisis when prices rose incredibly.
Ten years since real estate developers were willing to pay any price for any free crop, because it was an unmissable opportunity. Ten years, since the prices of old apartments often exceeded the price of the new.
And then the crisis has arrived. And the price of the apartments has collapsed.
The housing bubble then developed, and the same is happening today, especially in and around Bratislava, in Kosice, Trnava and Zilina. Nitra can also be added today.
In the past property for sale in Slovakia above all in Bratislava were up to 8 times more expensive, Kosice and Trnava exceeded 5 times. Something similar happens today, and follows a logic of its own. The economy is doing well, new jobs in big cities attract people from the countryside, their income grows, they put on family and want to invest in their own home.
Market demand encourages new projects, new apartments are built and more is earned. But when you build a lot, the prices of construction and work materials become more and more expensive.
According to analysts, this year the sales prices for properties for sale in Slovakian urban areas and rural areas should increase by an average of 5%, while rental prices should increase by 3% in the city and remain almost unchanged in the villages.
The average selling price per square meter of a house is 1,520 euros in cities and 510 outside. The cost of the rents remains constant: about 10 euros per square meter for houses and apartments in the city and about 5 euros the others.
